Crawl spaces under Lansing-area homes

Crawl spaces show up under older homes, additions, porches and some ranch houses around Lansing. Because they sit right on the soil, they collect moisture, which can lead to musty smells upstairs, mold on joists, pests and cold floors.

Common crawl space work

  • Vapor barrier installation or full encapsulation
  • Sealing vents, rim joists and openings
  • Dehumidifier installation
  • Interior drain and sump for crawl spaces that get standing water
  • Support posts and joist repair for sagging floors

Signs your crawl space needs attention

  • Musty odor in the rooms above
  • Standing water or wet soil
  • Mold or white fuzzy growth on wood
  • Bouncy, sagging or cold floors

Typical crawl space costs

HomeGuide's 2026 figures: encapsulation about $3–$10 per square foot or $3,000–$15,000 total; a vapor barrier alone about $2–$4 per square foot installed; a crawl space dehumidifier about $1,000–$3,000 installed (HomeGuide, 2026). HomeGuide lists crawl space foundation repair at $2,500–$8,000 (HomeGuide).

Before you sign a foundation or waterproofing contract

  • Check the Michigan license. Michigan requires a state license for residential contractors doing work of $600 or more in labor and materials. Look for a residential builder license, or a maintenance & alteration license that lists the right trade (basement waterproofing, concrete, masonry or excavation). Ask for the license number and verify it on the State of Michigan (LARA) license lookup.
  • Get proof of liability insurance and workers' comp sent from the insurance agent.
  • Get the scope in writing: the repair method, how many piers, anchors or feet of drain, where the water will discharge, who pulls the permit, and what's restored afterward (landscaping, drywall, flooring).
  • Read the warranty. What it covers (labor, materials, leaks, movement), for how long, and whether it transfers to the next owner if you sell.
  • For big structural jobs, consider an independent opinion. A structural engineer who isn't selling the repair can confirm what's actually needed before you commit thousands of dollars.
  • Don't sign under pressure. Per LARA's homeowner guidance, if you were solicited and signed at home, you generally have three days to cancel in writing.

Crawl space FAQs

What does crawl space encapsulation include?

Typically a heavy vapor barrier over the floor and up the walls, sealed seams, sealing of vents and openings, and often a dehumidifier. Some jobs add insulation on the walls, a drain and sump, or repairs to rotted wood first.

Should crawl space vents be open or closed?

Building practice has changed over time. Open vents can let humid summer air in, which condenses in the cool crawl space. An encapsulated crawl space is usually sealed and dehumidified instead. Ask the contractor to explain their approach for your house.

Why are my floors bouncy or sagging?

Moisture can weaken joists and beams, and some older crawl spaces were built with too few supports. Adjustable steel support posts or sistered joists are common fixes once moisture is under control.
